Location like Pattaya offers excellent infrastructure and amenities. While having a house on a small island like Koh Samui or Koh Yao Noi is wonderful, keep in mind that the journey to some of the smaller islands can add an additional 5-8 hours travel time to your trip after you land from Europe. If you have children, proximity to international schools might be your top priority. The alternative is to find a property in a more frequented destination with good amenities and go to these beautiful, remote places as part of trips around Thailand.

How does it work and what steps await you?

- Inspection - our marketing team will prepare professional photos and video not only of the apartment, but also of the building and its surroundings. Of course, this is just the beginning and for the right decision we will also prepare a virtual inspection via video call or 3D inspection. We will show you all the details and condition of the property, we will look into all the cabinets, under the sinks, to see if they are leaking, we will test the appliances so as to minimize any surprises
- Tour of the surroundings - we will also show you the location and surroundings, and warn you of possible risks, for example, blocking the view in the future - all virtually, or in person if you come to Thailand.
Transfer and Transcription:
We provide all real estate transfer services to our customers as a standard purchase service. However, if it is necessary to hire a law firm in more complex cases, we will always notify you in advance and recommend our partners from a reputable real estate law firm.
How does the standard process of buying a property work?
- Property reservation – confirms your intention to purchase the property and is reflected in the price of the property. For apartments up to approx. 200,000 EUR, it is usually 50-100,000 THB. (approx. 2600€) After paying the reservation fee, we issue a reservation receipt and then start preparing the contract and all other necessary documents.
- The contract and transcript follow after the receipt of the reservation fee and usually the deadline for the transcript is within 30 days of the reservation. We issue the contract as standard in English and Thai and always send it for review in electronic form. After approval, you sign the contract and send it to Thailand by courier together with a power of attorney for registration in the land registry in your name and a certified copy of your passport.
- After checking the contract, payment is made, the payment can be sent to a lawyer's escrow (equivalent to a notary's escrow) which is a paid service, or to our corporate account, where we keep it blocked until the transfer is completed and your name is on the new title deed. We never release funds before the transfer is completed.
- The transfer can be made in your absence based on a power of attorney for the transfer in your name at the land registry.
- We have the title deed and all other documents translated from Thai into English by official translation.
